1. We NEVER require you sign any exclusive representation contracts obligating you to use our services.

You should never be committed or obligated to use a broker who hasn’t proven themselves to you. We use non-exclusive contracts that give you the freedom and flexibility to do real estate your way and on your terms! If you don’t feel we are doing our job properly in helping you find a home, you are not obligated to us contractually. There is no contract to cancel. Very few competing agents and brokers (even at our own brokerage) use this because they want to lock you in. Don’t ever do this. It just adds another layer of unnecessary stress to your life.

2. Instant, daily, weekly or monthly property lists directly from the MLS sent to your e-mail inbox.

We can tailor your home search parameters to be incredibly detailed to your needs. Our lists will be much more accurate and up to date than any public website out there.

3. Home search apps for your phone.

If you are looking for an easy home search resource right on your phone, we offer apps that will also provide home search tools directly from the Multiple Listing Service.

4. Pre-approval resources.

Apps from our lenders that allow you to do detailed analysis on what a home payment might look like on a particular property as well as the ability to generate custom pre-approval letters directly from the app.

5. Same day showing appointments on homes you’d like to tour.

If you see something pop up on your search, we can generally get you into the home that very same day. This is vitally important in a highly competitive market. We want you to be one of the first people in the door.

6. Access to “Coming Soon” listings.

You'll know about new homes coming on the market so that you can be one of the first people in the door.

7. Virtual video tours of homes if you aren’t available to look in person.

We will take a video of the home for your review or we can do live video calls to walk you through.

Many buyers may think they don’t need representation if they want to buy new construction. On the contrary, it’s more important to have representation on your side with new construction. Builder’s reps are there to benefit and represent the builder, not you. It doesn’t cost you anymore money to have us by your side if you decide you want to build. A builder will not give you a better price just because you don’t have a Realtor. There are 10 times more steps that go into buying new construction compared to existing. You need someone by your side! Most buyers who go through the new construction process without a buyers’ rep like us end up regretting that decision because they don’t feel like the builder communicated effectively with them and they didn’t get what they ultimately expected.

We use unique and innovative negotiating tools and techniques to help you have a better rate of success when we negotiate with sellers on your behalf. We want you to be successful in a competitive market and giving you a leg up over the competition is important to us. It isn’t always about who brings in the highest offer to a seller.
